At one tip of Mass Ave, a high-roller’s penthouse finally starts to attract buyers.

Love or hate 3Mass Ave (critics say the white building resembles a cruise ship coming into port), it’s one of downtown’s most prominent structures, and its finished penthouse is for sale—still.

When Halakar Properties broke ground on 3Mass in 2007, real estate was already faltering. At the height of the downturn, 25 of the 48 luxury condos were unsold. Today, just three remain on the market, including the 5,516-square-foot Penthouse 1.

The three-bedroom, originally listed for $2.59 million after it was built as the Indianapolis Monthly Dream Home, never found a buyer. Now, with the price dropped to $2.4 million, shoppers are starting to stir. “People have paid architects to do renderings combining [Penthouse 1 and an unfinished counterpart] or to make changes, using their own dollars to do that,” says Halakar principal Todd Maurer. “That’s real interest, in my mind.”

Penthouse 1’s sleek kitchen, designed by Rob Klein of Conceptual Kitchens, features flat-front cabinetry, high-end appliances, and Calcutta Gold marble countertops. A media room boasts a large movie screen and remote-controlled blinds, which retract to reveal panoramic views of the city and access to a private terrace. The master suite has a second private terrace, as well, and a shoe closet with illuminated shelves. The master bath features a water cube—a tub inside a giant shower—and a mosaic-tile statement wall. Other amenities at 3Mass include access to the building’s green roof, exercise room, a wine cellar, and underground parking area with two included spots. Even with a slew of developments downtown, this level of luxury still towers above the competition.
