Encircled by Campbell Avenue, this three-story Arts and Crafts home perches right in the center of one of Irvington’s most desirable blocks. Its surrounding neighbors know the estate as “the house on the circle.” Owner Chad Mayer says its island-like position in the hub of the street (north of Washington) was a bit of a concern at first, but the sizeable wooded lot and proximity to downtown drew him in. “There aren’t many acre lots anywhere close to downtown, though I was a bit freaked out about living in the middle,” he says. “Now I love having 16 neighbors on the circle.”

The 5,568-square-foot home’s history also intrigued Mayer. Longtime area farmer Benjamin Osborne built the five-bedroom in 1905; after his death, the Osborne family sold parcels of his land. What’s now the North Irvington Gardens Historic District grew up around the Osborne residence.

More than a century later, the historic abode still contains some of the original features, like an exterior of fieldstone and river rock culled from nearby Pleasant Run Creek, striking French doors, and coffered ceilings. But the Mayers also made some major additions, most notably the new in-ground pool and detached two-car garage. They remodeled the bonus room and gave the kitchen and both bathrooms a minor facelift with granite countertops and updated appliances.

After numerous renovation projects, the empty-nesters are ready to downsize. They admit it will be tough to find a spot more convenient than Campbell Avenue, though, located just a four-minute drive from Washington Street’s flourishing commercial district.
